Pre Construction Manager

Our South West & South Wales region is looking to appoint a Pre-Construction Manager to take responsibility for all preconstruction activities including preliminary budgets, value engineering, pre-construction schedules, definition of bid package and scopes. You’ll be adept at managing project risks, ensuring that appropriate measures are taken to mitigate those risks.
In this role you’ll be responsible for overseeing the planning and preparation phases of a project. This includes managing the budget, determining project feasibility, and developing a construction schedule. Working closely with the design team, you’ll ensure that the project design meets all necessary requirements and identify potential issues that could impact the construction process.
Key responsibilities include:
- Developing project budgets and schedules, including detailed cost estimates and construction schedules.
- Conducting site visits to assess project feasibility and identify any potential challenges. • Working with the design team to resolve design issues and ensure that all project requirements are met.
- Negotiating contracts and subcontracts with suppliers, contractors, and other stakeholders.
- Overseeing the preparation of all construction documents, including plans, specifications, and contracts.
- Managing project risks and ensuring that appropriate measures are taken to mitigate those risks.
- Overseeing the pre-construction phase, ensuring that all work is completed on time and within budget.
- Communicating with stakeholders, including owners, contractors, and subcontractors, to ensure that all project goals are met.
- A pre-construction manager typically has a bachelor’s degree in construction management or a related field, along with several years of experience in the construction industry. Strong leadership, project management, and communication skills are also essential for success in this role.
The person:
- Proven pre construction management skills, ideally within a Tier 1 contractor environment. • Strong communication, interpersonal and presentation skills with the ability to influence an audience.
- Strong analytical and financial management skills. • Previous experience in preparing and winning tenders.
- A good team player and communicator who is able to work with all levels of the organisation.
Essential and Desirable Criteria

- A technical understanding of complex construction schemes
- Experience of delivering outstanding customer and stakeholder service and management
Desirable skills:
- A construction related degree
- CIOB membership or equivalent
- Experience of working on a variety of construction projects
